Project
The project is the Strategic Investment of a “Luxury touristic facility, VIP Exclusive Club on Skorpios island” located in Meganisi Municipality, Lefkada Regional Unit, owned by the company “MYKINAI S.A.”
The Project includes:
- Main hotel facilities, such as central hotel accommodation, individual luxury villas, sports facilities, beach service facilities, amphitheater, port facilities, heliport, and biodynamic farm with a total building area of 17,765 m2.
- Auxiliary facilities which include road network improvement, infrastructure networks, wastewater treatment plants, freshwater and seawater desalination units, treated wastewater reuse installations, geo-exchange systems, underwater power and fibre optic mainland connections, underwater pipeline for irrigation water.
Phasing
The construction phase of such a complex project, requires a high degree of organization and coordination, while a lot of small individual projects must be carried out either simultaneously or in series. The goals of the construction phase are:
- Minimize the construction time.
- Ensure environmental conservation.
- Achieve implementation of technical works and environmental measures.
- Optimization of the construction to minimize time-out periods between individual technical projects.
- Ensure the functionality of the already completed or ongoing activities on the island, even during the construction phase (e.g., rural activities, temporary accommodation, safeguarding, etc.)
The construction phase is divided into three phases (Phase A, Phase B, Phase C) depending on the elements that are planned to take place. The construction works started at the end of 2020 and estimated that they are going to complete in December of 2023.

Building Clusters
The Main Touristic Complex includes:
- Main hotel facilities, such as Dining and Lounge Pavilions, Spa, Business Centre and service areas.
- The Presidential Suite.
- VIP Villas.
- Guest Villas.
- Special touristic infrastructure and other touristic facilities.
- Food services (restaurants, wine bar etc.).
- Swimming pool.
The existing historical building “Pink Villa” is renovated.
Zones
This Zone includes the “South Beach Facilities”. It comprises of the existing ground-floor lodge with the use as an auxiliary service area for swimmers.
This Zone includes the Main Port Facilities which are enhanced and upgraded to improve the service level. This zone includes a new Passengers Lounge building.
“Anna” Pier.
“Anna” pier, as a subzone of Zone B, is the extension of the existing pier. The extension will have the same direction as the existing pier and will add another 25 meters on the north side and another 15 meters on the south side.
Main Port.
The modification of the existing Main Port consists of the addition of a new pier and the installation of appropriate port equipment to facilitate the safe mooring of the vessels.
Sailor House.
The “Sailor’s House” building will be renovated. The existing dock will be connected with Main Port’s dock.
This Zone includes the upgraded Heliport area.
This Zone includes various existing buildings of the farm that will be renovated and utilized as workshops (for the local agricultural and animal products), warehouses, offices, staff locker rooms, and screening rooms. Also, in the northwest part of the farm, the biological purification facility will be installed. The upgrade of the existing farm and its transformation to an “Αgrotouristic / biodynamic farm” is planned, together with the creation of a homemade production plant facility.
No new construction is planned in the Building Zone. However, the old buildings (Chapel, Security Guard Box, and storerooms) will be renovated and integrated into the operation of the hotel complex. In the same area, the existing Panayitsa pier will be extended to a southwest direction.
A modern greenhouse will be built in this zone.
